I was born in North Carolina and have lived in Florida for 14 years. After visiting the area for more than 9 years, my family decided to call Port Orange home. My wife is a local photographer and we have a 5 year old daughter and a 2 year old son, and a baby on the way. Before becoming a Realtor, I spent 14 years with a Fortune 50 company; starting when I was 18 and working my way up to store manager at age 26. I moved close to ten times to benefit the company and help them grow. As store manager, I managed over 200 employees and did annual sales volume of 60 million in metro market areas. I still use all the great customer service skills, time management and professionalism I learned there. I also have a A.S. degree in Criminal Justice.
This is my fourth year in Real Estate and what a roller coaster it has been. My tenacity and drive kept me going in this challenging market along with support from family and friends. With close to 25 closings this year, the market has definitely made a turn for the better. I was awarded 2009 Top Agent for my office and in 2010 i received the Rising Star award for all of Exit Florida. I work from Flagler Beach to New Smyrna Beach. Ormond Beach to Port Orange is my main area. I speciallize in Short Sales and Foreclosures.

"Last year our mortgage payments on 925 Halifax, Unit 1007, became delinquent. The property was an exquisite 2 bedroom convertible with 2 baths in a clean, established, secure building, Bayshore Bath & Tennis club on the east shore of the ICW, two blocks from the ocean with underground parking. We had paid $253,000 for the unit in September, 2005. Continual failures to sell the property at any reasonable price led us to an agreement with the lender allowing us to try for a short sale.
In our many years as brokers, we had no experience with short sales (yet) and we turned to one of our agents, Carlos Ring – in effect telling him "Please, take care of this!"
From that moment until the short sale occurred in September of 2009, Carlos took care of everything – contacting us only when some form or another had to be filled in or signed. He listed the property, placed the listing in MLS, negotiated with potential buyers and with the lender’s loss mitigation officer and finally brought these negotiations to a conclusion satisfactory to everyone involved.
